Our services
As an integrated studio, we understand the importance of brand and provide a holistic approach to design within the context of the ‘built environment’ – creating, transforming and strengthening brands; informing businesses and aligning brand strategy.
We undertake in depth feasibility studies, which encompass initial evaluation/appraisal along with an outline/schematic approach that can include a comprehensive analysis and assessment on the commercial viability of a proposed project/investment.
This exercise guides both brief and design direction, evaluating technical, economic, social and operational aspects/inputs.
Our team can assist clients in the acquisition of an existing or new building, as part of Due Diligence: this encompasses assessments on condition, construction, commissioning and statutory consents, along with opinions on compliance, certification, safety file, leasing and registry maps … in the context of workplace & hospitality the service can extend to building search assistance; development of occupancy scenarios; consolidations and reorganizations; space planning/optimization strategies; floor plate testing/re-stacking; delivery/relocation and transition guidance.
We advocate a collaborative approach to design and construction, having established a track record in co-ordinating multi-disciplined teams of consultants on large scale residential schemes.
Our co-ordination and design management skills include monitoring and reporting services, to ensure that completed buildings are commercially viable, architecturally appropriate and delivered on time and within budget.
We fulfil the role of Assigned Certifier under the amended Building Regulations (SI. 9 of 2014) (BCAR), the appointment of a design & assigned certifier may be required prior to commencement of construction. An assigned certifier is a statutory requirement and employed directly by the Building Owner. The responsibility of the Assigned Certifier is to inspect the building works under an agreed project inspection plan and sign a statutory certificate in conjunction with the Contract team that the Works are in compliance with the Second Schedule of the Building Regulations.
Our team utilise specific management systems to record inspections/information enabling inspection and compliance. We undertake a practical and pragmatic approach, working collaboratively with consultant/contract teams to enable certification of the project. Key members of our team are RIAI registered.

We have developed trusted relationships and work closely with fellow professionals in the specialist area of Fire Safety, to ensure compliance with Part B of the Building Regulations.
A disability access certificate is required for new building works in Ireland. The disability act 2005 retrospectively applies to public and private sector buildings. We work closely with fellow professionals in this specialist area, to ensure compliance with Part M of the Building Regulations.
We act as PSDP (Project Supervisor Design Stage) on many projects and provide guidance on all aspects of health & safety legislation. Under the Safety, Health and Welfare at work (Construction) Regulations 2013 it is a legal requirement to engage the services of a PSDP (Project Supervisor Design Process) where the construction exceeds 30 days / 500 man hours and/or involves multiple trades under a single contract.
Building Information Modelling (BIM) is extensively used in the construction industry globally providing clear benefits and facilitating an early understanding of buildings in a 3D environment from the outset of a project.
